FAQs

Here are some common questions about our services and company policies.

Are your technicians paid on commission?

Absolutely not. While at your home, they won't sell you anything you don't need. They are incentivised to provide excellent customer service. A 5-star review is worth more to us than squeezing more money out of our customers.

Everyone who works at K&J are employees. All our techs are members of the union, and all are our own. They are highly trained, vetted, drug-tested, and background-checked.

We're a union shop. Service techs are not on commission. We never cut corners. We stand behind our work with a 100% satisfaction guarantee. We’re family-owned, operated, and proud to be. We’re a part of the community and take an active interest in making the neighborhoods you live in better.

Carrier FAD dealer is the top designation of Carrier dealers, and we’re proud to hold that title. It means we, as well as Carrier, stand behind our work 100%. Factory Authorized dealers are in the top 5% of dealers nationwide in terms of install quality, training, and customer satisfaction.

No, Carrier is what we install for most new systems, but we also install Trane equipment. For maintenance and repairs, we can service any major brand of system.

As a member, you receive two tune-ups a year (one in the fall for your furnace and in the spring for your AC), 15% off any repair, zero emergency service fees, priority scheduling ahead of non-members, and a 2-year warranty on anything we repair. Plus, you get 1% off a new system for every year you’re on the plan. After 15 years? You get 15% off a new AC/Furnace which will more than pay for itself.

Once a year each. Furnace in fall, AC in spring. Most manufacturer parts warranties require annual maintenance, and a dirty system loses 10–20% efficiency long before you notice the symptoms. The Friends & Family plan is the easiest way to handle it because both tune-ups are already included.

For system replacements and new installs, yes. A project manager comes out, measures the space, looks at the ductwork, and walks you through your different options at different price points.

We care about quality and don't cut corners. We spend the time to custom-design a system that meets your needs and is right-sized for your specific home. We don’t eyeball or use the rule of thumb with our load calculations.

Our margins are typically lower than most of our competitors, so more of the price goes into quality installation rather than the owner's pocket. We also offer a 100% satisfaction guarantee, which means we take on the risk - not you. And, we offer 10-year labor warranties on system installs.

Our installation price may be higher than some of our competitors but the cost of operation is lower when a system is properly designed and installed, and there is less downtime when you need it the most.

For a full furnace and AC replacement, two technicians will be on site by 7:30 or 8:00 AM. Your old system will be removed first, hauled away, and your new system will be installed by mid-afternoon. We will handle a full startup, calibration, and walkthrough before we leave — usually wrapped by the afternoon. We place down drop cloths and wear shoe covers everywhere we go.

For a furnace-only or AC-only, we will be in and out in about half a day.

While we are working on installing your new system, you will not have central heating or cooling. However, we can bring portable AC units and space heaters to keep you comfortable.

We are available 24/7. Friends & Family members pay zero emergency fees. Non-members will pay a flat after-hours diagnostic fee. We don't do the "we'll be there in 6 hours" act on a no-heat call in February.

There are several reasons why this could happen. One of the main culprits could be poorly installed or sealed ducts. Poor airflow caused by closed vents, blocked return ducts, or furniture placed directly over/in front of registers.

Other causes could be direct sunlight exposure, insufficient insulation, or where rooms are placed within your home. Our technicians will inspect your home and provide you with a detailed report and suggestions on how to create a balanced airflow.

Two rules to live by here. First, if the repair costs more than half the cost of replacement and the system is over 10 years old, we recommend replacing it.

Second, if your AC still uses R-22 refrigerant, parts are expensive and increasing in cost, which means replacement usually wins on the math. We don't push replacement on a system that has life left, and our technicians don't get paid more if you go that direction anyway.

SEER2 is the current efficiency rating for AC and heat pumps (replaced plain SEER in 2023). The Illinois code minimum for new installations is SEER2 14.3. Moving from 14.3 to 16 SEER2 saves about $100–$150 a year in Chicago weather. Above 18 SEER2, the savings curve flattens, but the increased comfort of a higher-end system is often worth the extra investment.

AFUE is the percentage of your gas that becomes heat. Most non-condensing furnaces have an AFUE of 80%, while most condensing furnaces have annual ratings ranging from 90% to 98.5%.

As of 2026, there are no longer any tax credits available. However, there are thousands of dollars in potential rebates from Comed, Nicor, and us.

Yes, we do. We work with GoodLeap and Wells Fargo, which offer convenient financing options to our customers. Subject to credit approval.

One on each floor, within 10 feet of every bedroom, at least 15 feet from gas appliances (so they don't false-alarm on normal startup), and high on the wall or on the ceiling. Carbon monoxide is slightly lighter than air and rises with warm air. Illinois law requires one within 15 feet of every sleeping area. If yours are over 7 years old, replace them because the sensors degrade over time.

We recommend humidifiers during the winter months. Outdoor air at 20°F holds almost no moisture, so heated indoor air dries out fast. The target indoor humidity is 30–40% in winter. Below that, you get static, dry skin, cracked wood floors, and a respiratory system that catches everything spreading around. A whole-home bypass or steam humidifier on the furnace handles it without you needing to think about it. Portable units just won't cut it for whole-home use.

Matt was pleasant and worked really hard on my repair issue. He showed me pictures of the maintenance that was done on the furnace. That was a first from this company we have used for years.

I have used K&J heating and cooling for 10 years, possibly longer. Excellent company! Sold the house, and downsized into a condo. Didn't know anything about the cooling system in the condo. Called K&J, they sent out Paul as my service tech. Couldn't of ask for a better individual. Paul was very polite, knowledgeable and answered all my questions regarding this cooling system. Definitely would use Paul again in the Fall to inspect the heating system. Thanks K& J I had Sam come out to check and clean the furnace in mid July 25'. Great young man, polite, knowledgeable and answered all my questions. I would definitely recommend Sam to anyone! The month of March 26' met the new owner, IIan Cohen, who gave me an estimate on a new furnace. Great guy, knowledgeable and seemed to really care about his customers. With that said, had techs Jimmy and Sam install my new furnace. Polite, responsible, took extra care regarding my surrounding environment. Furnace was in a small utility room. Would definitely recommend this company and employees overall! 👍

Furnance tune up/ cleaning. Arrived on time - provided a text link to see the arrival time of the service tech.. Very professional. Honest and straightforward. No "up selling." Company union techs: skilled, trained, and knowledgeable - not a jobbed out sub contractor. Rare these days. Truly a great family owned company. You get what you pay for...best bang for your buck.

Only hvac company I use. They are very responsive, easy to deal with, great service and installs and most important, I never have felt pressured to buy a bunch of stuff. They’ll show me what was wrong on minor repairs so in the future I can take care of it myself. As someone that deals with subcontractors all day, I never feel like I’m being ripped off at all.
